
The Palm Crest Architectural Control Committee (ACC) developed Architectural documents, which are required for all Architectural approvals.
Before any New Home construction begins, the NEW HOME ARCHITECTURAL REVIEW APPLICATION, ACKNOWLEDGEMENT FORM, AND APPLICATION FEE must be submitted to the ACC for review and approval. All information and documents required are listed on the NEW HOME ARCHITECTURAL REVIEW APPLICATION. Also, review the New Home Submission Checklist for Builder/Contractor/Owners, the Minimum Construction Standards, and Architectural Guidelines documents for additional information, guidelines, and details.
All improvements to the exterior of your home or lot require prior approval. You must submit the HOME IMPROVEMENT/MODIFICATIONS ARCHITECTURAL CONTROL APPLICATION, ACKNOWLEDGEMENT FORM, AND APPLICATION FEE FOR ACC REVIEW. Some examples of Home Improvements or Modifications that require prior approval but are not limited to are: Installing fences, replacing or repairing roofs, exterior painting, room additions, covered patios, solar panels, driveway or patio extensions, pools, garage doors, docks, garages, workshops, greenhouse, etc. Review the HOME IMPROVEMENT/MODIFICATIONS ARCHITECTURAL CONTROL APPLICATION, the Home Improvement/Modification Submission Checklist for Builder/Contractor/Owners, the Minimum Construction Standards, and Architectural Guidelines documents for the listed applicable improvements, additional information, guidelines, and details. All information and documents required are listed on the HOME IMPROVEMENT/MODIFICATIONS ARCHITECTURAL CONTROL APPLICATION. Any deviations from the approved plans (New Home or Home Improvement/Modifications) require further approval from the ACC. This application includes any construction behind a privacy fence.
The ACC adopted the PALM CREST MINIMUM CONSTRUCTION STANDARDS document to specify our standards, requirements, and thought processes for evaluating an application. Approval of plans and specifications will be based, among other things, on the adequacy of site dimensions, structure design, conformity and harmony with external design, the relation of finished grades and elevations to neighboring sites, and conformity to the construction time and general intent of the restrictions.
It is recommended that you review the Palm Crest Minimum Construction Standards Architectural Guidelines for future reference, along with the Covenants, Conditions, and Restrictions (Deed Restrictions) posted on the website at www.palmcrestpoa.com under Governing Documents.
Architectural Process: Review the "How to Submit an ACC Application Document
You must select your own builder and submit the New Home Architectural Control Application before new home construction, or the Home Improvement/Modifications Architectural Control Application for all remodels or modifications, to TownSq. ACC Committee review time can take up to 30 days, but typically is less. Please allow time for the approval process before moving forward with all New Homes or Improvements/Modifications. Legal action will be taken if the owner does not seek prior approval for New Home Construction, Home Improvement/Modifications, or if changes are made to a previously approved ACC Application request. The Association shall seek its legal fees from the owner.
All Windstorm/FEMA requirements must be met before all new or modified structures, and a Certified Windstorm Certificate must be obtained from a Windstorm Engineer.
If any improvement is made without ACC approval, the Board of Directors has the legal right to enforce its removal.
